Why More Landlords Are Requiring Renters Insurance (And What It Means for You)

If you’ve been apartment hunting or renewing a lease recently, you may have noticed a growing trend: renters insurance is becoming a requirement, not just a recommendation. Across the country, more landlords are requiring residents to carry renters insurance, including us. And it’s more affordable than you might think! Most of our tenants only pay approximately $100 per year for great coverage.

Here’s what renters insurance is, why it’s being required, and what you need to know moving forward.

What Is Renters Insurance?

Renters insurance is a policy designed to protect you and your belongings, while also providing liability coverage in case of accidental damage or injury.

A typical renters insurance policy includes:

  • Personal property coverage (your furniture, clothing, electronics, etc.)

  • Liability coverage if someone is injured in your apartment or you accidentally cause damage

  • Loss of use coverage if your apartment becomes temporarily unlivable due to a covered event

Importantly, a landlord’s insurance does not cover your personal belongings, only the building itself.

Why Renters Insurance Is Becoming a Requirement

There are a few key reasons more property owners are requiring renters insurance:

  • Protection for Residents: Unexpected events like fire, water damage, or theft can happen anywhere. Renters insurance helps ensure residents aren’t left financially vulnerable if something goes wrong.

  • Liability Coverage Matters: Accidents happen. If someone is injured in your apartment or damage spreads to another unit, liability coverage helps protect everyone involved.

  • Shared Responsibility: Renters insurance creates clarity and peace of mind for both residents and property owners, helping reduce disputes and delays when incidents occur.

Our Renters Insurance Requirement Starting in 2026

Beginning in 2026, all residents will be required to carry renters insurance with a minimum of $300,000 in liability coverage.

This requirement:

  • Aligns with industry standards

  • Helps protect residents, neighbors, and the property

  • Encourages responsible, prepared living

Most insurance providers offer renters insurance at a relatively low monthly cost, often less than the price of a streaming subscription.

How to Get Renters Insurance

Renters insurance can typically be purchased through:

  • Your current auto insurance provider

  • National insurance companies

  • Online insurance platforms

When shopping for a policy, be sure it meets the $300,000 liability requirement and keep your policy information on file.
